Dogwood Corridor Zones - Zoning Amendment Bylaw No. 3975, 2024
The City has received funding from the Canada Mortgage and Housing Corporation (CMHC) from the Housing Accelerator Fund (HAF) to support the development of more housing and address the community’s housing needs. One of the seven City commitments is incentivizing transit-oriented development in areas with frequent transit availability (i.e. along the Dogwood Corridor). This report details as-of-right zoning changes proposed along Dogwood Street / Dogwood Street South that will permit increased densities and building height (up to 10 storeys in the proposed Village Node), based on feedback received from the development community, staff and Council.
Zoning Amendment Bylaw No. 3975 (Dogwood Corridor Zones) will be considered by Council for first, second and third reading at the November 21, 2024 Council meeting. The proposed zoning amendment will change properties currently zoned either Residential Infill (R-I), Residential Multiple One (RM-1), Residential Multiple Two (RM-2), Residential Multiple Three (RM-3), Residential Multiple Four (RM-4) or Commercial Two (C-2) to either the Dogwood Corridor Residential (DCR) zone or Dogwood Corridor Village Node (DCVN) zone. The proposed zoning changes are consistent with the Official Community Plan, and therefore do not require a public hearing, as per section 464 (2) of the Local Government Act.
